  • Opportunity

    Artem on Gay is a 71-unit Low-Income Housing Tax Credit (LIHTC) development in downtown Columbus. As Architect of Record, DAC was brought in to optimize an existing design while working within the project's site constraints, budget, and schedule.

    The project includes seven unit types, two resident terraces, a fitness center, and both resident and public gathering spaces.

  • Approach

    DAC evaluated the site's existing stormwater infrastructure, mechanical systems, and rooftop access requirements while advancing the architectural design and coordinating structural and MEP systems.

    That analysis led to a specialized blue roof capable of retaining more than 4,000 cubic feet of stormwater, allowing stormwater to be managed at the roof rather than through underground detention.

    DAC also refined the building through value engineering, permitting, and contract administration while maintaining the project's affordable housing and LEED goals.

  • Impact

    The blue roof eliminated the need for underground stormwater detention, saving the client an estimated $125,000 while retaining more than 4,000 cubic feet of stormwater at the roof. The solution also reduces stormwater runoff into the city's sewer system and avoids the below-grade infrastructure conventional detention would have required.

    For a 71-unit affordable housing project working within an established design, budget, and site constraints, the solution shows how technical analysis and value engineering can improve project feasibility without simply cutting scope.

Moving stormwater detention from underground to the roof eliminated below-grade infrastructure and saved the client an estimated $125,000.
