Lofts 82

An underused single-story storage property presented an opportunity for a new multifamily development. For the client, Lofts 82 would also be their first ground-up apartment project.

Before design could begin, the team needed to understand what the site could support, how zoning and parking requirements would affect the project, and whether the development could work financially. DAC was brought in early to help evaluate those questions and establish a viable path forward.

DAC worked with the client from early feasibility through architectural design, evaluating the site's development potential while working through zoning requirements, parking, building configuration, and project goals.

The resulting design accommodates 73 rental units and 29 on-site parking spaces within a seven-story, 76,000-square-foot building. The architecture also incorporates references to the client's family history, giving the project an identity connected to the people behind it.

The project was designed to meet OHFA Design and Architectural Standards, Enterprise Green Communities requirements, and Fair Housing Act accessibility guidelines.

Lofts 82 turns a single-story storage property into 73 rental homes on a site that was producing almost nothing. Seven stories and 29 on-site parking spaces made the density work within the zoning and parking constraints that had defined the project from the start.

For a client taking on their first ground-up multifamily development, the value came from settling the feasibility questions before design began, so development decisions and design decisions were made together rather than in sequence.
