Your Vision, Decoded.

At Development | Architecture Collaborative, we are excited by a challenge. We believe clients with a vision create problems worth solving, and we’re energized by the process of turning them into clear, workable solutions. By blending our expertise and extensive network with each client’s unique goals, we guide customized project life cycles that add value, reduce cost, and deliver thoughtful, lasting solutions.

Below, you’ll find an overview of our services and answers to common questions about how we work, what we offer, and how we bring projects from vision to reality.

Our Services

  • DAC provides full-service architectural design for projects that require both creative vision and real-world execution. We specialize in tenant improvements, adaptive reuse, and commercial architecture, helping clients transform existing spaces into high-performing environments.

Our process spans concept design, space planning, construction documentation, and construction administration, ensuring alignment between design intent, budget, and buildability. Whether repositioning an existing building or delivering a new interior, we create spaces that are functional, efficient, and built to last.

  • Conceptual analysis transforms early vision into spatial strategy. Through diagramming, site evaluation, and preliminary modeling, DAC explores layout efficiencies, building massing, and program adjacencies before formal design begin. This phase supports informed budgeting and stakeholder alignment while minimizing downstream revisions.

  • Code compliance is foundational to responsible commercial architecture. DAC conducts thorough building code and regulatory analysis to ensure alignment with local, state, and federal requirements. Early identification of occupancy classifications, life safety provisions, and accessibility requirements reduces risk and protects project timelines.

  • Site development planning integrates grading, utilities, parking, circulation, stormwater management, and building placement into a cohesive plan.

Our team works closely with civil engineers and consultants to ensure commercial architecture projects are both buildable and compliant. Strategic site analysis early in the process reduces delays during permitting and construction.

  • For adaptive reuse or renovation projects, existing building surveys provide critical data about structural systems, utilities, and code compliance.

DAC conducts detailed evaluations to document existing conditions, identify deficiencies, and assess opportunities for modernization. This foundational step reduces uncertainty during design development and improves cost accuracy during construction administration.

  • Master planning establishes the strategic framework for long-term growth. DAC works with owners, municipalities, and developers to analyze site conditions, infrastructure capacity, zoning constraints, and phased development opportunities.

Our master planning process integrates site analysis, land-use planning, and financial feasibility to ensure that each project begins with a realistic, buildable roadmap. Whether developing multi-building commercial campuses or adaptive reuse strategies, our plans prioritize flexibility, accessibility, and sustainable design principles from the outset.

  • DAC approaches historic preservation with a balance of respect and practicality. We evaluate existing structures for architectural significance, structural integrity, and adaptive reuse potential while navigating state and federal preservation guidelines.

Our team collaborates with regulatory agencies and preservation boards to align historic compliance with modern building performance and accessibility standards.

*Historic preservation services are integrated within broader architectural scopes and are not offered as standalone services.

  • Accessibility is more than code compliance — it is a commitment to equitable design. DAC provides accessibility consulting during site analysis, design development, and code review to ensure projects align with ADA standards and local regulations.

We proactively address accessibility requirements early in the architectural process to avoid costly revisions during permitting or construction. Our approach supports inclusive environments that serve diverse users across commercial, institutional, and community projects.

  • Sustainable design is embedded into our architectural process from conceptual analysis through construction documentation. We evaluate building orientation, material selection, energy performance, and long-term operational efficiency to create responsible, resilient spaces.

Rather than offering sustainability as a standalone service, DAC integrates sustainable strategies within master planning, site development planning, and architectural design to support environmental stewardship and cost efficiency.

*Sustainable design services are integrated within broader architectural scopes and are not offered independently.

  • Feasibility studies help owners and developers evaluate whether a project is financially and physically viable before committing significant resources.

Our studies include site analysis, zoning and land-use planning review, existing building surveys (if applicable), conceptual massing options, and preliminary budget alignment. By identifying risks and constraints early, DAC ensures projects begin with informed decision-making and realistic expectations.

  • Land-use planning ensures that a project aligns with local zoning ordinances, comprehensive plans, and regulatory frameworks.

DAC works with municipalities and development partners to evaluate allowable uses, density requirements, parking calculations, and entitlement pathways. Our collaborative approach streamlines approvals and supports strategic growth initiatives throughout Ohio, West Virginia, and Pennsylvania.

  • Program management provides owners with advisory oversight across multiple projects or large-scale developments.

In alignment with AIA standards, DAC assists in creating a program management plan that outlines scope, schedule, and budget requirements. We coordinate information across project teams, establish quality control guidelines, and support owner decision-making from design through construction.

This service is particularly valuable for institutional clients and phased campus developments.

  • Post-occupancy evaluation allows owners to measure how a building performs after completion.

DAC gathers feedback on functionality, circulation, accessibility, and building systems performance to assess whether design goals were met. These evaluations inform future improvements and strengthen long-term partnerships.

  • Navigating permitting agencies and review boards can be time-intensive. DAC provides expediting support by coordinating submissions, responding to review comments, and tracking approvals.

Our familiarity with local jurisdictions throughout the Midwest helps streamline the regulatory process and keep projects moving forward.

  • Many of our commercial architecture clients choose to incorporate interior design services as part of a comprehensive project scope.

DAC provides interior space planning, finish selection, and interior design renderings to ensure continuity between architectural intent and interior experience. We do not offer standalone interior design services, millwork design, or furniture procurement. Interior design is provided as an integrated extension of broader architectural packages.

*Interior design services are not offered as standalone services.
